Resale Document Requests

Princeville at Hanalei Community Association (PHCA) provides resale documents and disclosure materials required for real estate transactions within the community.

All requests must be submitted through the process outlined below.

Request Process

Step 1: Complete the Resale Request Form

Step 2: Submit payment (where required)

Step 3: Processing begins upon receipt of completed request and payment

If your request includes an escrow demand form, lender questionnaire, or other documents requiring completion by PHCA, please submit your request and reply to the confirmation email with those documents attached.

Fees

Resale Package — $200 (payment due upon request)

Includes governing documents, budget, financial summary, insurance summary, and applicable community information.

Escrow Demand — $125 (collected at closing via escrow)

Completion of demand or transfer forms and verification of account balances. Valid for 30 days from date of issue.

Lender Questionnaire — $125 (payment due upon request)

Completion of lender-required association questionnaires.

Document Update / Reissue — $50 (payment due upon request)

​​Turnaround Times

Standard Processing: 7–10 business days
Priority Processing: 3–5 business days (+$50)

Rush Processing: 1-2 business days (+$100)

Turnaround times begin once payment and a complete request have been received.

Requests with incomplete information or missing payment will not be processed.

Payment Instructions

Payment is required prior to processing for all requests except escrow demands, which are collected at closing via escrow. Upon form submission, you will receive a confirmation with payment instructions.

Please include the property address in all payment correspondence.

Important Notes

• Requests are processed in the order received

• Escrow demand statements are valid for 30 days from the date of issue. An updated statement may be required if closing is delayed

• If a transaction does not close, document preparation fees are non-refundable

• Additional requests or updates are subject to applicable fees

• All documents are provided electronically
