(CDC)
Property Compliance
All exterior changes to your property require approval from the Community Design Committee (CDC) before you begin work. Interior changes that affect the structure's floor plan also require prior approval from the CDC.
CDC violations are identified during routine community patrols. Below are the typical enforcement steps, depending on the type of violations.
Type of Violation: Lack of Maintenance
Description: Failing or visually deteriorated components of the house/structure.
Action: A courtesy letter is issued with 90 days to address the maintenance problem.
Follow-up action if violation continues: A fine is to be issued after the initial deadline to comply. Fines may continue to be issued daily, weekly, or monthly, depending on severity.
Type of Violation: CDC Rule Infraction
Description: Unauthorized decoration, minor landscape changes, minor repair, or similar work, without prior CDC approval.
Action: A courtesy letter is issued with 30 days to remove or to apply for after-the-fact approval. No fine is issued if approved or removed from the property.
Follow-up action if violation continues: A fine is to be issued after the initial deadline to comply. The fine will be reduced if the violation is removed or approved after-the-fact.
Type of Violation: Minor Project w/o Approval
Description: Minor project work (e.g., material or color change) without prior CDC approval.
Action: A violation letter and fine are issued. The fine will be reduced if the violation is removed or approved after-the-fact.
Follow-up action if violation continues: A second fine is to be issued 30 days after the initial deadline to comply. A third fine is to be issued 30 days after the second fine.
Type of Violation: Major Project w/o Approval
Description: Pool construction, major renovation, addition to a house/lanai/roof, or similar work, without prior CDC approval.
Action: A violation letter and fine are issued.
Follow-up action if violation continues: A second fine is to be issued 30 days after the initial deadline to comply. A third fine is to be issued 30 days after the second fine.
Job Site Compliance
Owners are responsible for a clean job site with minimal nuisance and noise to the
community. Failure to comply with construction regulations and standard Best Management Practices may result in Construction Violation Fines or other corrective actions.
